Tenant Information
Office Hours
Our office is open Monday to Saturday;
If you require service outside these hours, please contact (02) 9683 0000 and your call will be directed to our 24 hour paging service.
Rental Payments
Your rent must be paid in advance at all times. We offer two different methods of rental payment:
1. Direct Debit – You will need to organise a direct debit payment with your bank or financial institution into Taylor Real Estate’s account.
2. Bank Account or Credit Card Debit – Rental Rewards allows you to pay your rent through your credit card or bank account as well as achieve reward points at the same time.
NO CASH will be accepted for rental payments.
If at any time you are unable to pay your rent, please contact your Portfolio Manager immediately.
Rental Bond Board
The rental bond is four weeks rent paid at the commencement of your tenancy and will be lodged with the NSW Office of Fair Trading.
The bond is held as security against any damage or undue wear and tear. An inspection will be conducted at the end of your tenancy to ensure that the property is in an acceptable condition. A bond refund will then be organised by way of cheque or direct deposit into your account, provided that your rent is up to date and there are no monies owing for the cleaning of the property.
Condition Report
Your Portfolio Manager will give you a premises condition report duplicate. This condition report is an important part of the tenancy agreement detailing the condition of the property at the commencement of your tenancy and will be referred to when you vacate the property.
You must check the condition of the property with the report and make any amendments in the “tenants agree” column, sign the report and return to the office within seven (7) days.
Repairs
All requests for repairs and maintenance are best reported via our website. To log your repairs online click on the "Maintenance Request" link on the top left hand side of this web page.
Emergency repairs will only be accepted via telephone to your Portfolio Manager. It is important that you highlight the best contact and access methods with any request so that the repair can be carried out quickly for you. In the event of an urgent repair required outside office hours, and your Portfolio Manager is unable to be contacted, arrangements for repairs can be made directly with the tradespeople listed on the front page of your tenancy agreement.

Utilities
As the tenant, you are responsible for opening accounts for all your utility connections. For your convenience, Taylor Real Estate has formed a partnership with Utility One, a specialist utility connection service provider. They can assist you with connecting and disconnecting your telephone, electricity, gas, etc. when you move in or out of a Taylor property. This service is completely free of charge.
Locks and Keys
A duplicate set of keys for all properties is retained by Taylor Real Estate for emergency access. Under special circumstances, and upon producing identification, the keys can be borrowed within office hours. All keys must however be returned within 24 hours.
Locks may only be changed after written permission is given by your Portfolio Manager and then under the strict understanding that you supply us with a set of keys. Remember it is in your best interests to ensure that we have access to your property.
Sub-Leasing
You are not allowed to sub-let your property without the owner’s consent. If you wish to sub-let your property please speak with your Portfolio Manager first.
Stated on your tenancy agreement is the maximum permissible number of people who can occupy the property. If there are any changes to either the original occupants or any additional occupants, please notify your Portfolio Manager.
Insurance
We strongly encourage you to insure your personal possessions against any loss, damage or theft. The landlord has no obligation to insure your personal belongings. We can help you arrange insurance if required.
Ending the Tenancy
The residential tenancy can be terminated in the following ways:

Unfortunately we cannot receive vacating notices by e-mail or over the phone as they are not legally acceptable.
Your Portfolio Manager will also be able to assist you with recommended cleaners and carpet cleaners should you require this after moving.
